
This figure represents a slight drop of three euros compared to the previous month (0.2%).
On a year-on-year basis, the rate of change stood at 15.8%, compared to 16.1% in July.
Analyzing by Regions, the biggest increase occurred in the Autonomous Region of the Azores (2.7%) and the biggest drop in the North region (-0.3%).
Compared to the previous year, the most expressive rise was registered in the Algarve (19.0%), with the biggest drop occurring in the Autonomous Region of the Azores (10.5%).
With regard to apartments, the average value of appraisals was situated at 1,577 euros/m², which represented an increase of 16.3% compared to August 2021, with the Algarve (1,913 euros/m²) and the Metropolitan Area Lisbon (1,875 euros/m²) had the most significant growth, with Alentejo (1,019 euros/m²) registering the biggest drop.
In turn, the Autonomous Region of the Azores had the highest year-on-year growth (23.2%), with the Autonomous Region of Madeira presenting the lowest (8.2%).
Compared to the previous month, the valuation of apartments rose 0.1%, with the Autonomous Region of the Azores registering the greatest increase (8.1%), with the only decrease occurring in the Lisbon Metropolitan Area (-0 .3%).
In terms of typologies, the average appraisal for 2 bedroom apartments rose by eight euros, to 1,597 euros/m², with 3 bedroom apartments falling by one euro, to 1,403 euros/m². Together, these typologies represented 78.8% of apartment evaluations carried out in the period under analysis.
As for single family homes, the average value of appraisals were fixed at 1,126 euros/m², which meant an increase of 14.1% compared to the previous year.
The highest values were registered in the Algarve (2,037 euros/m²) and the Lisbon Metropolitan Area (1,926 euros/m²), with the Alentejo (898 euros/m²) and the Center (913 euros/m²) registering the lowest values.
In turn, the Algarve had the highest year-on-year growth (28.1%), with the lowest occurring in the Autonomous Region of the Azores (8.2%).
In relation to the previous month, the value of the evaluation of single family homes fell by 0.3%, with the Autonomous Region of Madeira presenting the most expressive increase (3.9%), with the Alentejo presenting the most significant decrease (-1.4 %).
With regard to typologies, the average value of 2 bedroom homes increased by six euros to 1,080 euros/m², and 3 bedrooms decreased by four euros to 1,107 euros/m² and 4 bedrooms increased by six euros to 1,198 euros/m².
Together, these typologies accounted for 88.6% of home appraisals carried out in the period under analysis.
In the month under review, 26,272 appraisals were carried out of which 16,651 were carried out in apartments and 9,621 in single family homes.
