About the property
Casa de Passos is a two-storey granite house in Lugar de Passos, in the rural parish of Cerdal, a short drive from Valença and the Spanish border. The house and land exist today. The owner will renovate the house completely and add a new two-storey timber-clad extension, to a specification the buyer helps to choose.
The stairs rise through the timber extension into one open-plan space of 84 m²: kitchen, dining and sitting room together, under a vaulted ceiling with the new timber roof beams exposed. A wood-burning stove warms the sitting area, and sliding glass doors open onto the 18 m² balcony facing the orchard and the hills. The first floor also has two bedrooms and two new bathrooms with walk-in showers.
On the ground floor, suite B opens from the entrance hall and works as the third bedroom of the house, with its own bathroom, kitchenette and patio door, so it can also be used as a separate apartment. Apartment A is fully independent, with its own entrance, kitchen, bathroom and patio.
Access is from Rua do Côto only, through new electric gates in the position of the existing gates. Behind the gates, on the side of the timber extension, stands a separate granite garage with a solar roof, its doors facing the gates and the road. Open parking lies between the garage and the house: space for four cars in total, with no roof between them. On the garden side, facing the orchard and the hills, a raised terrace leads to an optional infinity pool that floats between the house terrace and a sun terrace at the far end.

Cerdal is a rural parish of Valença in the Alto Minho, on the river Minho and the border with Galicia. It is quiet and green, yet close to two international airports, two countries and the A3 motorway.
